Make a Mortgage Loan Payment

Thank you for choosing First Merchants Bank for your mortgage needs. Below you will find information and instructions for making mortgage payments to First Merchants and our subservicing partner, DMI.

DMI / Notice of Servicing Transfer

Following the closing of your loan, you may receive a letter in the mail notifying you of a servicing transfer. If you receive this letter, it means our subservicing partner, Dovenmuehle Mortgage Inc. (DMI), will be servicing your mortgage on behalf of First Merchants. In the letter, you will find instructions for making payments along with your new loan number which is required to register for online access.

To register for online access with DMI or to login to your account, click the buttons below. You will have 24/7 access to your loan online where you can make payments, set-up automatic payments, obtain tax, escrow, and insurance information, view your monthly statements and more. You will also have a team of customer service agents available by phone or online chat to assist with your mortgage needs.

Unless you have received notice that your loan servicing is transferring to DMI, you should continue to make payments to First Merchants Bank using one of the following methods: mail, in-person or online. To send payments by mail, please use the below address. To make payments in-person, visit any First Merchants branch. To make payments online, call our Customer Care team at 1.800.205.3464 to have the loan account added to your First Merchants Online Banking.

DMI Servicing Transfer FAQs

What about partial payments and short payments?
  • If a payment is received that is less than the total amount due DMI will apply your payment as described below.

    • If your mortgage payments are current or paid ahead and a payment less than the scheduled mortgage payment is received:
      • If the payment amount received is within $25 of the total amount due, the escrow on the loan can be shorted in order to make the full payment. Please note that escrow shortages may impact the amount of required escrow payments in the future. 
      • If the payment amount received is not within $25 of the total amount due and there is no indication as to how the payment is to be applied, the payment will be applied first to any outstanding fees or escrow advances, and then to principal.
